An immaculately restored and exceptionally attractive chateau of great charm dating from the 13th century with 42 acres/17 hectares. Château Mezard is both friendly and welcoming and a very easy and comfortable home in which to live and entertain in considerable style. The peace, tranquility and calm of the countryside without the intrusions of modern day life is only enhanced by the fields of sunflowers in the summer months.

The delightful chateau is surrounded by beautiful gardens and a large perimeter of wild flowers all set within 42 acres of its own grounds. Commanding a hilltop position there are glorious and far reaching views in all directions including the snow capped Pyrenees The gardens include a heated swimming pool with terraces and pool house, an English style formal rose garden, herbaceous borders, lavender parterre gardens, sweeping lawns, specimen trees, ponds, fountains and numerous attractive terraces for dining and lounging.

The principal accommodation includes six spacious bedrooms with en suite bathrooms, a further bedroom and sitting room in the medieval tower, two cloakrooms, drawing room, snooker room, library, study, dining room, sitting room, a large Gascony kitchen with a monumental fireplace, pantry, laundry/workroom and a roofed external dining room with fireplace. All the reception rooms have working fireplaces. The large master suite has its own private roofed terrace. The chateau is exceptionally sunny, bright and airy with very high ceilings where the majority of reception rooms, with double views, have large French doors opening onto the gardens.

In addition to the principle chateau there is a large secondary building which provides a comfortable cottage for staff, an adequate space for the garaging of several vehicles, the stabling of horses and storage/maintenance areas. Upstairs there is scope to create further self contained accommodation or entertainment/media rooms.

The chateau is approached by a long private drive through its own woodlands leading to impressive electrically operated wrought iron gates and thereafter sweeps around the gardens to the chateau itself. There is also a secondary private drive.

About the Area

The numerous authentic and picturesque medieval villages are dotted throughout a mixture of wooded, hilly and beautiful open countryside. One can drive for half an hour in most directions and probably encounter no more than five or six vehicles whilst being able to appreciate scenic views one after the other. Famous for its foie gras, duck, Armagnac and prunes, the area abounds with excellent country restaurants where fine dining is taken for granted. The Roman spa town of Lectoure is but fifteen minutes away and provides excellent shopping and recreational facilities whilst the delightful towns of Condom and Agen are all within a thirty minute drive Toulouse, Bordeaux and Biarritz are close enough to be visited for the day and during the winter skiing can be enjoyed in the magnificence of the nearby Pyrenees.

Toulouse airport (80 minutes by car) provides scheduled services throughout Europe including several UK destinations. Agen (20 minutes by car) has daily services to Paris and accommodates all private jets. The TGV train is available from Agen to Paris throughout the day with a journey time of about 4 hours (soon reduced to less than 3 hours).

The Chateau and the surrounding area of Gascony are hidden gems left behind in time with a magic and presence all of their own; enjoying a tranquillity of crisp winters and warm sunny summers.
