The exclusive development of Las Brisas is situated on a mountaintop with spectacular views of Cala Llamp in Puerto de Andratx, the island of Ibiza and the mountains of the Sierra de Tramuntana. Puerto de Andratx is an international resort that is situated in the south west of the island. The mountain, La Tramuntana, which assures a temperate and even climate throughout the year, protects the charming, natural harbour. There is only one access road into Las Brisas which benefits from 24 hour security.

The villa Unica has been constructed using the finest materials from throughout Europe and installed using the very best local craftsmen. The house benefits from a state of-the-art centralised TV and music system both internal and external. The villa boast 3 bedrooms en suite in the main house, 1 double bedroom with shared bathroom and a guest apartment with one bedroom en suite, living area and small kitchen.

The property is equipped with infinity pool, air conditioning, underfloor heating, central music and plasma system, TV room, integrated security cameras, outside dining area, sunset relaxation area, fully equipped gym, sauna and fully operational office. The design of the villa allows any staffing requirements and catering to be kept separate from the guests.

The philosophy of Las Brisas is one of exclusivity with discreet security. With this in mind, a 24-hour service is operational at all times with a security guard at the entrance to the development day and night.

Pool cleaners and gardeners will also visit the property on a weekly basis and attend to maintenance issues. A technical expert is also available should any item in the house need attending to.

The ground floor has a built surface of approx. 248m2 and it consist of a hall, storeroom, corridor, hallway, kitchen, living-room, dining room and a library area. There are 3 covered terraces of approx. 25m2 + 49 m2 and 44 m2 , plus 23 m2 as pool-house. There is also a swimming pool of 56m2 . The first floor, consists of an entrance hall, corridor, dressing room, 3 bathrooms en suite, 1 bedroom with shraed bathroom and a games-room, has a total built surface of 264 m2

It has also 2 uncovered terraces with a surface of approx. 49 m2 and 44 m2. There is also fitness gym and wine bodega and a guest apartment with small kitchen and bathroom.

On request the Tv lounge could be used as double bedroom for children or teanager which can use the bathroom of the parents or the shower in the gym.
